What Is A Penetrating Sealer?

An impregnator sealer is one that penetrates into the surface and fills the voids, the capillaries in the concrete or stone.  Rather than leaving a film on the surface, a penetrating sealer soaks in, reacts and repels any oil or stains or water that wants to get into the surface.

Is There A Difference Between A Penetrating And An Impregnator Sealer?

These two terms are used interchangeably. They both mean the same thing.

The sealer is penetrating into the surface, and reacting inside it, as opposed to forming a film on top of it.

The name clearly indicates what the product does.

What Is CoverSeal Premium Penetrating Sealer?

CoverSeal Premium is a penetrating sealer that’s used specifically for  FOOD STAIN resistance and OIL , as well as water resistance.

In our line of penetrating sealers, Premium has the maximum stain resistance.

We use fluorochemicals that are highly OIL, DIRT and GREASE resistant and will penetrate into the surface, providing this maximum stain resistance and protection.

It performs very well on interior or exterior natural STONE, porous TILE, CONCRETE and for GROUT protection,  where you’re facing potential staining from oils, food, and grease.

Is CoverSeal Premium Penetrating Sealer A Commercial Product, Consumer Product Or Both?

CoverSeal Premium was developed initially for contractors working on NATURAL STONE and TILE commercial installations.

More specifically, it was designed for them to provide superior stain resistance on high traffic areas (both interior and exterior), where there’s potential for heavy oil or food staining to occur.

Think of places like malls, professional buildings, food courts, hotels, drive-throughs, etc.

A lot of penetrating sealers out there provide ONLY water resistance.

CoverSeal Premium does that, as well as repelling heavy oil and food-based stains. (Off the shelf brands aren’t designed to provide such a wide spectrum of stain prevention.)

Examples of  surfaces with this exposure :

  • Quarry tile in kitchen or restaurant
  • Natural stone in an entertainment area
  • BBQ  and patio areas
  • Pool surrounds
  • A food court floor
  • Countertops and backsplashes

All these areas are subject to heavy staining (oil and/or grease). And products that are solely water-repellent will not protect those surfaces.

These are the situations CoverSeal Premium was designed to handle.

What About CoverSeal Premium Penetrating Sealer Produces Better Real-World Results?

CoverSeal Premium is highly differentiated from competing professional-grade products AND store-bought brands.

CoverTec Products formulated Premium to provide customers stain resistance well beyond what regular sealers offer. More specifically, it has a very high level of active solids in the formulation… somewhere around 40% more than what you find in a typical a D.I.Y. or off-the-shelf product.

This level of active solids, combined with a special combination of organic, environmentally friendly co-solvents allows it to wet the surface thoroughly and seal it much more effective than a typical DIY product. This is how CoverSeal Premium easily repels heavy oil and stains from the surface, while lasting much longer than competing sealers.

For the end-user or customer, that translates into:

  1. Much better surface coverage
  2. A longer-lasting seal that isn’t worn off easily by repeated cleanings.

Remember your surface still needs to be cleaned. And many competitive products lose their efficiency or their repellence after a few cleanings.

CoverSeal Premium really maintains its heavy stain repellent capability over several years – not just weeks or months.

When Applying CoverSeal Premium Penetrating Sealer To A Surface, What Are The Recommended Steps?

When it comes to applying CoverSeal Premium, we recommend using:

  • A roller
  • A brush, or
  • A pump-up sprayer (low pressure).

It’s very easy to use. It’s water-based.

Important note:

You need to make sure the surface is porous and will accept water.

If there are any previous sealer products on it – along with any oil, grease or anything acting as a barrier – that substance must be cleaned off first.

Of course, CoverTec provides a handful of professional-grade cleaning products that can help you with that.

The important thing is that the surface passes a simple “water test.”

To do this, you put some water on the surface, it has to soak in.  If it soaks in, the test has been passed.
If not, then something is acting as a barrier and must be cleaned off the surface prior to applying the CoverSeal Premium.

Product coverage depends on the porosity of the surface.

Customers report getting between 200 square feet and 600 square feet per gallon.

If the surface is very porous, it might need a 2nd coat. In such cases, we strongly recommend you wait at least one hour, and then apply the 2nd coat.

If for any reason, the sealer hasn’t soaked in after 10 minutes, you need to spread it around more until it soaks in properly.
Simply sweep or brush the excess sealer into an area that hasn’t been sealed.

Any puddling should be eliminated after about 10 minutes.

Let the product dry about two hours before you walk on it or open it up to foot traffic or service use.

It will continue to increase its effectiveness over the next 24 hours.

However, typically you can can walk on it after about 2 hours of dry time.

Does CoverSeal Premium Penetrating Sealer Interact Poorly With 3rd Party Products?

Coverseal Premium is designed to penetrate into the surface to be effective.

You need to be careful with using other products which may block or act as a barrier to it penetrating the surface.

More specifically, be careful using:

  • Curing agents
  • Residual previous sealers
  • Cleaning products
  • Oil residue
  • Etc.

All of these products must be stripped or cleaned off the surface so Coverseal Premium can do it’s job.

Again, we recommend a simple water test to see if it soaks down into it within 5 to 10 minutes.
If it does, you’re ready to apply the product.
If the water wells up on the surface or takes much longer than 10 minutes to soak into it, then there’s a barrier that needs cleaning off.

What this means is:

  • You should not paint over it
  • You should not put Epoxies over it
  • You should not put any kind of Urethane on it.

It will repel those products.

If you want to use those products, then you have to remove CoverSeal Premium or etch the surface before doing so.
